Officially come and gone and we are headed into the last month of the year this is the home stretch before we uh hit 2024 now as you know yesterday it was a pretty big day in the city we had the Rockefeller Center Christmas tree lighting which was amazing we got to see
That uh I think it was much better than last year would you guys agree now towards the end of the live stream uh we were able to see the tree lit up in all its glory and it was awesome fun time really really fun time uh and tonight I’m super excited I’m
More excited because we are going to be walking down Wall Street which is very fitting for this channel uh walks in Wall Street and we’re going to be checking out the Christmas tree that stands right outside of the New York Stock Exchange I believe believe they had the
Tree lighting just a couple hours ago I think they started at 700 so hopefully it’s actually still on we’re starting the stream a little bit late tonight uh busy day for me had a lot of showings um coming all the way from Uptown 575 Madison Avenue but uh I guess better late than
Never so we’ll talk about the market a little bit uh very flat day in the market pretty much what I like to call a churn day now if you notice if you look at futures okay take a look at the S&P 500 e- mini Futures Contract ticker symbol Es now I
Want you to focus on the candle from November 24th uh to today well not after hours uh and you’ll notice we’ve been in a trading range for 1 2 3 4 5 days in like a 50p point range so we’re getting this very very tight action uh in the market and you’re
Starting to see a lot of individual names that have actually broken out uh and run up you kind of pull back a little bit uh which I think is is normal and healthy so look for all the leaders that are out right and we’ve been talking about uh the true market leaders the
Ones that are already up and out I’ll give you an example pnw uh broke into new alltime record high territory this one is extended right now we’ve been watching this um pretty much as it’s been building its base uh to the lower end of 230 bucks uh
It closed its trading day today at 295 so this thing is extended but this is a true market leader this is out uh and we’ve talked about usually the first stocks or the first companies to break into new all-time record highs and run at the emergence from uh the transition I
Should say from a bear to a bull those are the leaders so the leaders are already up and out um we’ll write sort of a little bit of a followup uh in our next edition of the behind the street newsletter but these names are already out uh and they’re extended if you look
At the 50-day the 200 day and the thir um excuse me and the 100 day moving average so if you pull up your Bloomberg terminal uh marketsmith and trading view uh the leaders are extended here since I have my um computer up I mean you have Palo Alto networks about 20% extension above
Uh the 50-day so that’s going to come back it’s going to come in uh you know I wouldn’t be surprised if we you know sort of trade sideways to down and go in through a little bit of a correction uh going into the holidays right uh but
This is good action this is very bullish action this is what you want to see we’ve had a lot of volume on many breakouts in leading stocks and cyber security is the sector that’s leading this market now we all know sort of my thesis
As to Hawai right um if you look at the total addressable market for cyber security spending uh it it’s pretty much just going to go off on a tale I I gave you guys that KPMG case study about cyber security uh and also we are going
Into an election year whether we like it or not uh unfortunately 2024 is going to be chaotic it’s going to be hectic uh not looking forward to it maybe some of you are looking forward to it but one thing is for certain my friends the amount of cyber attacks
Ransomware uh doxing anything cyber crime related is going to blow your face off it’s going to blow the brains out of the back of your skull next year and in a big way so uh not only nefarious actors trying to mdle in elections but to compromise corporate infrastructure
So we’ll we’ll stay on top of that uh zscaler uh reported great earnings by the way earnings power a zscaler uh was amazing uh they beat on both the top and the bottom line uh sales up 40% quarter over quarter coming at 4967 million EPS growth exploded
131% quarter over quarter now the 131% isn’t on like $10 worth of eps okay uh but it it’s something it’s 67 cents uh of eps you know if you look at October of 2022 uh they reported 29 cents so 29 cents in 2022 to about 67 cents now it’s about
131% increase uh phenomenal 99 comp rating 99 EPS rating and if you look at uh the number of Institutions uh in this stock it’s growing quite substantially so this is when we got to watch uh watch crowd strike crwd pretty much the whole cyber security sector uh is leading here
Earnings matter fundamentals matter uh return on Equity pre-tax after tax margins those are the characteristics that drive leading stocks um so quality Quality quality earnings earnings earnings is really the one thing you should be looking at uh earnings power uh on a company that is in a massive ever expanding total addressable
Market that’s sort of the formula that I use so a company that’s generating massive earnings power in an expanding total addressable Market okay and that is cyber uh all right I’m going to go ahead and close up the laptop here everybody I will say hello to everybody in the chat

Launch what do you think about that thesis do you think that was just to get headlines and and grab attention for the Cyber truck launch that was today I believe I don’t know hey s it’s Tom go by 34th Street Macy’s when you can we’ve been doing that every day s we’ve done

One thing is for sure and one thing is for certain that Twitter well X Twitter whatever uh cannot survive without advertising right now the point is not to say do you agree with Elon Musk or not right that’s not the point we we sort of try to keep it business oriented
Conversation and the reality is that that X is not going to be able to survive in advertising boycott they’re just not I think over about 80% of of the revenue it comes from advertising right it’s an it’s an advertising business model it’s the same thing as meta it’s the same
Thing as all the the social networks right Microsoft’s LinkedIn in the like so we’ll see we’ll see what’s going to happen I I don’t know um I don’t know hey Greg says I think Elon was just angry and lashed out yeah yeah I mean uh you know I feel
As if regardless of how you feel about the situation right you could see the Chrysler Building all the way in the distance I feel like everybody particularly in Corporate America uh runs is like walking on eggshells right and at my last company I was at it was exactly

Again or you know we need to pull all advertising Revenue it’s I think everybody just needs to I think there needs to be a uh like just to chill like everybody just needs to chill out I feel like everybody is so pent up um I just feel like everybody’s so
Turbocharged and maybe social media exacerbates that feeling but um generally speaking right my point of view is I think freedom of speech is 100,000% fundamental and to interpret what Elon Musk said as anti-semitic is ridiculous it it was that’s absolutely ridiculous um but it’s sort of just like you know

Get the one train up or downtown but essentially this is a massive mall I think Westfield uh is the main or sort of the owner of the space that then leases it out oh you could also get the r&w trains here too so massive train
Terminal um one of the major ports to go to New Jersey and Retail shopping there’s also uh you know places to eat here and apparently there was an ice skating rink that I just found out was here uh just as we’re coming down here this is my first time being here
During the holiday season this year um I’ve just been so busy Uptown we haven’t really had some time to explore down here but I think it looks nice I think it looks really really nice yeah I know uh Brian Reed says I would think there would have been more people I do too
Um now chances are there all the people are probably either you know working remote or they’re Uptown and Midtown Manhattan looking at the Rockefeller Center Christmas tree tonight but it’s very unique architecture in here it’s kind of cool hey meld good to see you so are we going to see the Wall
Street Christmas tree we are uh the New York Stock Exchange lit up their Christmas tree which I think is the best one oh this is roller skating I thought it was ice skating it’s actually a roller rank but you know we sort of touched on the fact that
Uh you know Elon musk’s Outburst right uh in relation to the advertiser boycott on social media platforms and if you think the craziness has reached its peak um I’m actually under the impression that we’re just getting started with the craziness right uh particularly going into an election year
2024 is going to be uh very very wild and I think it’s important right not from necessarily a financial standpoint but I think everybody watching including myself need to be very hyper hyper Vigilant and protective of your time in 2024 you need to be very very very cognizant uh of time
Wasting and what I mean by that is if you’re on X next year if you’re on Facebook next year Instagram any of the social media platforms LinkedIn you know there’s going to be things out there that are going to solely be for the purpose to get you
Riled up to get you engaged in the political conversations with people you have absolutely no idea who they are uh and it’s important to laser laser focus in and not engage in any of that nonsense right because it’s going to be full blast next year it’s going to be
Wild um and this sort of ties into the thesis of the cyber attacks and the Cyber threats there’s going to be more fishing more emotet uh attacks there’s going to be fake you know campaign donation links it’s just going to be all types of stuff
Right so I think the best thing to do in 2024 uh is totally block all the nonsense out because whoever is going to be the president is going to be the President right your little teeny opinion is not going to change the matter uh you need to focus and lock in
And dial in next year on you know sorting your house in order right how are you going to level up your life you know how are you going to get that promotion that you’ve always wanted you know how are you going to you maybe act on that business idea you’ve always
Wanted to act on that should be the frame right not it’s falling victim to a lot of the political propaganda that’s going to come it’s going to come like I mean any nothing like you’ve ever seen in your life uh 2024 so that’s sort of
How I’m you know going to frame the year uh is just totally disengage I’m probably going to be muting uh keywords on social media number number one being Biden number two being Trump uh anything that has to do with the election it totally is going to be tuned out and I’m
Going to double down and triple down on growing my business helping my customers being there for my clients uh and not giving in the propaganda um so that’s what I would say that’s what I’d say now this has to be probably one of the coolest shots of one
World Trade Center uh I’ve ever seen and almost kind of looks a little bit ominous with the sort of clouds in the background look at that it’s just such a stunning building I mean seeing it in person um you got to see it in person if
You haven’t been uh to One World Trade Center it’s amazing now before we head to the Wall Street tree I just want to show you something real quick if you look past BMCC so this building is burrow of Manhattan Community College if you look just off to the left
Uh that is the Hudson yards it’s kind of cool we’re all the way in ler Manhattan probably about five miles I’d say someone fact checked me on that I’m trying to think 34 Street Hudson yards to Fon and Greenwich that’s probably about like 4 and a half miles right
Anyway you could see Hudson yards from 4 and half miles away it’s kind of cool now these are the two reflection pools that sort of map the outline of the old Trade Centers they made a very nice memorial here uh you know it’s so beautiful they did
An amazing tribute to all the victims uh that died on September 11th they have all of their names carved into the marble around there it’s really nice I have a couple videos up some Standalone videos sort of showing that um but yeah they do close it down I think after

Reason TV I don’t even know if they’re still around anymore but uh it’s one of the best I would say conversations about the 2008 financial crisis and essentially Peter Schiff for those of you who don’t know he’s the CEO and founder of Eur Pacific Capital and
Europe Pacific Bank uh as well as Schiff gold and he comes and interviews and talks to a lot of the occupi Wall Street protesters that were right here right literally in this park is where that Occupy Wall Street uh protest movement started right here and it’s such a good conversation
Because you know a lot of people who were very angry about the great financial crisis and rightfully so right had more in common with each other than a lot of sort of the media portrayed uh it out to be a lot of them were on the same page about you know the
And the FED movement which we’re actually going to walk past here in a moment when we double back we will be walking past the Federal Reserve where I believe the vast majority of the world’s gold is stored just over just over there across the street so if you go here and then you
Make a left or excuse me you make a right uh you will hit into the Federal Reserve yeah um but the problem that I have with the way the media I should say the mainstream media depicts the great financial crisis is they blame it on capitalism right they’ve
Blamed the great financial crisis on you know corporate greed and capitalism when in reality uh it’s crony capitalism that is the problem right uh with the Federal Reserve has essentially created uh a system of privatizing the profits and socializing the losses that’s essentially what happened right
In the 08 financial crisis so when the banks and all these Bankers were making all this money and Wall Street was making all this money well you didn’t get any of that no you go sit in the corner you don’t get any profits but when they go bust and go bankrupt yeah
We have to socialize those losses you know taxpayer funded bailout so and a lot of that is perpetuated these boom and bus Cycles by the Federal Reserve creating massive amounts of cheap money or access uh to cheap money be it that um everybody we have now reached Wall
Street this is the very very end of Wall Street and we are standing right outside of one of the most famous churches I would say in the United States this is Trinity Church that sits right at the end of Wall Street uh NIS says what is that Cathedral this is Trinity
Church right here very very famous it sits right at the end of Wall Street and this building that you see here with all these red flags this is one Wall Street now this what you’re looking at this massive building that kind of looks like an old office tower uh well it was
An old office tower at one point this is the largest office to condominium conversion in the city’s history uh and the project was put on by the one and only Harry MCL when we do these live streams Uptown near billionaires row particularly right next to my office is one of the most I
Would say iconic and recognizable buildings in New York City that’s 432 Park Avenue that’s the same exact developer so the Visionary behind 432 Park was was Harry mlo and he is the gentleman who put on this project right here it actually has a Whole Foods inside uh the building now this is one
Of the most luxurious buildings uh there’s about 580 units in the building the place is massive and it’s not selling well and we’ve sort of reviewed some of the reasons why uh it’s not selling well at all and we’ll quickly review that some other time hey western

Reserve yikes yikes yikes yikes Brian mem is like Boo well we’re going to hear from the FED one more time before the end of the year so the FED funds rate is currently in a range of five and a quarter to 5 1 12% it’s quite possible that the Federal
Reserve raises interest rates One More Time by 25 basis points uh but two weeks ago we had we got a very very I would say uh lighter than expected CPI report so inflation came in well below Wall Street expectations uh which signals that this quantitative tightening cycle is working
To bring down inflation right that’s the whole point of doing it uh the Federal Reserve tightens monetary policy uh it’s sort of put the pump the brakes on the economy we’ll see if this guy will stop the stop sign he does well rolling stop we’ll give him
Half credit for that five out of 10 um yeah we’ll see we’ll see uh if you look at Futures if you look at the bond market they’re already pricing in rate Cuts next year now I think the only way that can happen is if you have shelter cost
Really really plummet here and it’s on the trajectory doing so uh if you type exclamation point CPI in the chat it’ll bring you to the website of Bureau of Labor Statistics and you can see uh the interactive uh let me just cross here you can sort of see the
Interactive trajectory of shelter and shelter is the lagard and we’ve had seven consecutive months of shelter costs coming down in the US I think that’ll continue right uh I’m already starting to see well not starting you’re continuing to see follow through in a lot of rents coming down in New

There was almost nobody on the sidewalks uh and that’s because the Upper East Side is very residential it’s a very very quiet neighborhood where you’re always going to see a lot of foot traffic pretty much at all hours of the day generally speaking is probably right around 34th Street Penn Station uh
Extending towards Herold square and then in and around Time Square because you have have a lot of tourist activity really at all times of the day but I mean Lower Manhattan is pretty much a ghost town um particularly after particularly after 600 p.m. it’s really really dead

Parking lot so you do run the risk of just random people you know walking up to your space and potentially vandalizing your car so you pay $800 to have your car on this lift in the open air we’ll cross this way cuz we’ve already been streaming for almost 2 hours whoa

Have the appropriate zoning and you have to have the appropriate air rights to be able to build uh as high as you want and Zone it for a garage right um also it has to do with the Aesthetics of the neighborhood think about if you buy
A plotted your land or you buy a building and you want to tear it down and build a skyscraper parking garage or wait till the guy Vapor guy moves up uh there’s going to be a lot of backlash from the community right because imagine I’ll give you an examp
Example imagine you live in this building and this building next to it is for sale and a developer wants to buy this and build you know a 5ft tall parking garage these people are probably going to be very pissed off and these people are probably going to be very pissed off
Cuz they don’t want tons of traffic going in and out in and out all the time so they’re going to complain that’s going to make life hell for the developer they’re probably not going to be able to get the appropriate zoning to be able to do that uh and
That’s why a lot of this stuff doesn’t get done so it’s a lot of red tape it’s a lot of politics uh and it’s tough It’s very tough the New York City real estate development business is honestly from my experience probably one of the hardest uh it’s just so difficult and after you
Push and shove and get all the approvals and abide by all the regulations well now it’s time to put your own money to work uh and your own money in the deal to build this thing and as everybody knows nothing ever goes according to plan right if you have contractors and
Construction companies quoting you and saying okay it’s probably going to cost you 20 million to build this building uh you know that it’s not going to cost you 20 million to build a building you’re probably going to be at least you know maybe 5 to 10% over budget every time so it’s tough
